Job summary
POAH Communities is seeking a Maintenance Technician for Grace Apartments in Providence, RI. Grace is a 102-unit senior property with HUD financing and tax abatements, offering a stable management platform in the Downcity area.
As a Maintenance Technician you will perform routine maintenance, inspections, and make-ready repairs to ensure a safe, secure, and comfortable living environment for residents, with a focus on OSHA/EPA compliance and safety.
Qualifications
- Minimum 1 year of apartment maintenance experience.
- High School diploma or GED required; HVAC certification preferred.
- Valid driver's license and auto insurance may be required.
- Flexibility to work weekends and on-call shifts.
- Proficient with hand and power tools and related equipment.
Responsibilities
- Ensure safe, secure, and comfortable living environment for residents and staff.
- Know relevant laws, EPA and OSHA regulations.
- Monitor property condition and address unsafe conditions immediately.
- Schedule and perform routine preventative maintenance.
- Perform work area cleanup and safety duties.
- Diagnose and carry out routine maintenance and repairs.
- Ensure all make-ready repairs and services are completed.
- Inspect and coordinate necessary make-ready repairs and services.
- Help keep grounds neat and tidy.

POAH Communities is seeking a highly qualified individual to serve as Maintenance Technician. This individual will be a bright and dynamic leader with hands‑on experience. Grace Apartments is a 102‑unit, 99% Section 8 senior apartment property located in downtown Providence. Its prime location just off I‑95 and on the edge of the city’s booming “Downcity” district made it a potential market‑rate conversion candidate, but a faith‑based seller selected POAH to purchase the property based on its strong preservation track record. Grace was POAH ’s first project using the HUD Section 221 (d)(4) program, which provides both the construction and the permanent financing in a single loan. Structuring the transaction in this way eliminated the risk of a change in interest rate and streamlined the underwriting criteria. The property also benefits from a partial real estate tax abatement from the City of Providence under Rhode Island’s Chapter 44‑5 statute, which is critical since it mitigates what would otherwise be a significant operational risk. - Insuring a safe, secure and comfortable living environment for residents, visitors and staff.
- Being knowledgeable of pertinent laws and EPA and OSHA regulations.
- Being aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions.
- Scheduling and performing routine preventative maintenance on all appropriate equipment.
- Performing work area clean‑up and safety related duties.
- Diagnosing and perform minor and routine maintenance/repairs.
- Insuring all make‑ready repairs and services are completed.
- Inspecting and helping coordinate all needed make‑ready repairs and services.
- Assisting in keeping grounds neat and clean. Rake, sweep, shovel as necessary.
- Must have at least 1 year experience in apartment maintenance.
- High School diploma or GED required. HVAC certification preferred.
- Must have a valid Driver’s License and automobile insurance coverage as use of personal vehicle may be required.
- Must be able to work a flexible schedule with weekends and on‑call basis as necessary.
- Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment, measuring devices.
- Must be able to perform the following duties 66-100% of the time: be on feet, bend/stoop/squat/kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/turn, finger dexterity, lift/carry up to 75lbs, be able to read and understand maintenance forms and warning labels.
- Must be able to work in all weather conditions.
