Responsibilities include handling repairs, vendor coordination, and ensuring adherence to regulatory standards, OSHA and safety policies, with on-call coverage as required. A background in maintenance and a focus on resident service are essential.

Qualifications

• Must have valid driver’s license and reliable transportation.
• Able to lift up to 50 lbs and perform physical tasks daily.
• HVAC knowledge; CPO license preferred.
• Pass background check and drug screen as an equal opportunity employer.
• Willing to work on-call as required.

Responsibilities

• Represent Woodward Management Partners professionally at all times.
• Maintain courteous attitude with residents, vendors and staff.
• Ensure compliance with FHA, ADA, and local regulations.
• Follow OSHA standards and company safety policies.
• Communicate issues to the Service Director affecting operations and finances.
• Make daily decisions to control expenses within the operating budget.
• Inspect property daily for curb appeal and safety issues.
• Perform maintenance and service requests within 24–48 hours.
• Manage inventory of ready apartments and turn vacant units in 3–5 days.
• Conduct exterior light inspections and maintain a preventative schedule.
• Provide on-call emergency service as required.
• Keep grounds and common areas clean and orderly.
• Assist in managing subcontractors or perform their tasks as needed.
• Perform other duties as assigned by Service Director or Community Director.
