Job summary

Woodruff Property Management Company is seeking a Maintenance Technician I to troubleshoot, repair, and prepare units for new residents across multiple properties in the Columbus area. You will handle electrical, plumbing, HVAC, and appliance issues, while performing preventive maintenance and ensuring safety.

The role requires HVAC & EPA Universal certification and 3+ years of maintenance experience in large communities.

Qualifications

• HVAC & EPA Universal certification is required.
• 3+ years of maintenance experience in a large property or multi-site community.
• Strong mechanical aptitude and problem-solving skills are essential.
• Knowledge of plumbing, heating, air conditioning, construction, and electrical systems.
• Ability to work independently and as part of a team; reliable and flexible.
• Willingness to work weekends, holidays, and after-hours on-call.
• Must pass a criminal background check and drug screening; valid driver’s license with clean MVR.

Responsibilities

• Prepare vacant apartments for new residents, including repairs, painting, and cleaning.
• Respond to resident maintenance and service requests promptly.
• Diagnose and repair electrical, plumbing, HVAC, appliances, and interiors.
• Perform preventive maintenance on equipment and apartments.
• Identify and report safety hazards and potential liability concerns.
• Communicate with onsite staff and management as needed.
• Participate in on-call rotation for after-hours/weekend emergencies.
• May assist with groundskeeping, pool maintenance, or office support as needed.
• Use and maintain hand and power tools, Freon recovery equipment, gauges, and vacuum pumps.
