Job summary

AMCI-Management, Inc. is seeking a full-time Property Maintenance Technician in Dayton, OH. The role requires hands-on maintenance across plumbing, electrical, HVAC, carpentry, and general facility care.

You will use an IPAD/tablet to manage work orders and participate in an on-call rotation with premium pay. The ideal candidate has a High School education or equivalent and a valid driver’s license, plus at least two years of maintenance experience.

Qualifications

• General maintenance experience preferred.
• Ability to operate a tablet for job orders.
• Willingness to participate in on-call rotations.

Responsibilities

• Perform plumbing, electrical, HVAC repairs, carpentry, and appliance repairs.
• Maintain grounds and common areas in clean, safe condition.
• Sweep, mop, and clean offices and laundry areas as required.
• Respond to on-call emergencies as scheduled.
• Complete work orders and prioritize tasks from tablets.

Job description

AMCI-Management, Inc. has a property in Dayton Ohio looking to hire a full-time Property Maintenance Technician to preserve the long-term value and desirability of our community. WORK SCHEDULE

This full-time position works Monday - Friday from 8:00 am - 5:00 pm with participation in an on-call rotation required. (premium pay for on-call). Pay is $21-$23/hour.

DUTIES AND RESPONSIBILITIES

• Perform general maintenance such as plumbing, electric, HVAC repairs, carpentry, appliance repairs, glass replacement, etc.
• Utilizing IPAD or tablet for daily job tasks including receiving and prioritizing work orders
• Assist with unit turns with drywall work, painting, cleaning and removing trash
• Maintain the grounds in a clean, safe and sanitary condition.
• Participate in on-call emergency schedule for evening, weekends, and holidays.
• Complete work order requests
• Picks up all trash and debris from the property grounds and cleans all dumpsters and mailbox pad areas daily
• Sweeps building walkways daily or blows walkways.
• Cleans all breeze ways three times a week.
• Removes all trash from laundry room and wet mops laundry room floors daily.
• Wet mops interior entrances and vacuums all carpeted halls and stairways on a weekly basis
• Dusts and cleans laundry room washers and dryers on a weekly basis
• Removes snow from walkways and other common areas and spreading ice melt
• Reports building/property damage or vandalism, unusual situations and conditions
• Performs scheduled maintenance on equipment
• Performs all other duties as required

POSITION QUALIFICATIONS

• High School education or equivalent
• Valid driver's license
• Two years of maintenance experience with carpentry, plumbing, electrical and/or HVAC repairs.
• Ability to lift, regularly move and maneuver objects weighing 50 pounds
• Ability to work outdoors in typical weather conditions
• Ability to follow both written and oral communications
• Ability to use an IPAD or other tablet to open and close work orders
