Job summary

Greystar seeks a maintenance technician to ensure buildings, grounds, amenities, and common areas meet safety and quality standards. You will diagnose resident requests, perform routine upkeep, and manage make-ready tasks for vacant units, coordinating with vendors as needed.

The role requires EPA HVAC certification, a valid driver’s license, and a strong focus on customer service and safety. On-site responsibilities include inspections, budgeting support, and adherence to Greystar’s quality

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Must provide own hand tools and use of hand/power tools.
• Ability to think logically to define and correct problems.
• Strong customer service and interpersonal communication skills.
• Ability to read/write and communicate effectively for internal/external interactions.
• Proficiency with internet, word processing, spreadsheets, and databases; PM systems preferred.
• Mathematical skills for financial, administrative, and legal documents.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep by diagnosing defects and repairing per policies and safety standards.
• Oversees and completes the make-ready process for vacant apartments, including inspections, punch list, scheduling vendors, and ensuring timely turnover.
• Develops cleanliness and appearance standards for grounds, exteriors, interiors, and common areas to reflect Greystar quality.
• Periodically inspects work by team members; develops corrective action plans as needed.
• Inspects work by contractors and vendors to verify quality and compliance with specifications.
• Maintains inventory of spare parts and maintenance materials; coordinates with Community Manager on supplies and budget.
• Conducts monthly preventative maintenance as outlined in policy.
• Assists Community Manager in budgeting for regular repairs and capital projects.
• Supports cost-cutting by repairing rather than replacing where feasible and using tools/materials efficiently.
• Conducts safety meetings and keeps MSDS current; adheres to OSHA and safety laws.
• Demonstrates customer service by respectful interaction with residents and timely responses to questions and issues.
