Job summary

Greystar is seeking a Maintenance Technician to join our Nashville community. You will perform technical and mechanical work to keep buildings, grounds, amenities, and common areas clean, safe, and fully functional in line with Greystar standards.

You’ll diagnose resident requests, manage the make-ready process for leasing, coordinate with vendors, and assist in budgeting and cost-control measures. EPA HVAC certifications and strong safety and customer service orientation are required.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Own hand tools unless prohibited by State law; knowledgeable and skilled in safe use of tools.
• Ability to apply logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication.
• Ability to read, write, and communicate effectively; act as first point of contact.
• Proficiency in internet, word processing, spreadsheet and database programs; PMS experience preferred.
• Mathematical skills for financial, administrative, and legal documents.

Responsibilities

• Assist and complete work orders from resident requests and routine upkeep.
• Inspect and complete make-ready process for vacant apartments; create punch list; schedule vendors; ensure repairs.
• Develop standards for cleanliness and appearance of grounds, exteriors, interiors to reflect Greystar quality.
• Periodically inspect work by service team and contractors to ensure quality.
• Maintain inventory of spare parts and supplies; work with Community Manager on budget.
• Perform monthly preventative maintenance per Policy and Procedure Manual.
• Assist Community Manager in budgeting for repairs and capital projects.
• Support cost-cutting by repairing rather than replacing when possible.
• Conduct safety meetings and maintain MSDS sheets; stay updated on OSHA laws.
• Demonstrate customer service by responding to residents and inquiries efficiently.
