Job summary

Apartment Management Consultants (AMC) is seeking a Maintenance Supervisor at Westward Heights to lead the maintenance team, prepare units for occupancy, and coordinate preventive maintenance. The role includes supervising vendors, managing inventory, and ensuring safety policies are followed to uphold property standards.

The ideal candidate will have HVAC, plumbing, and electrical knowledge, strong supervisory experience, and the ability to communicate effectively with staff and residents.

Qualifications

• Knowledge in HVAC, plumbing, and electrical systems.
• Self-motivated with attention to detail.
• Ability to operate various hand tools including power tools.
• Ability to maintain positive relationships with internal and external contacts.
• Effective communication skills.
• Property maintenance/handyman experience.
• Supervisory experience preferred.

Responsibilities

• Perform and schedule daily maintenance tasks including preparing vacant units for occupancy and preventative maintenance.
• Assist with interviewing, screening, and making recommendations for service, housekeeping/custodial, or grounds personnel with the manager.
• Assist in training of service, housekeeping/custodial, or grounds personnel.
• Clean and maintain work areas, tools, and equipment.
• Take initiative to improve maintenance processes and methods.
• Maintain MSDS sheets and replacement logs.
• Ensure maintenance team attendance and performance expectations.
• Schedule and supervise vendor work as needed.
• Oversee inventory, ordering and delivery of supplies for service, custodial and grounds, with approval from the community manager.
• Ensure OSHA standards and safety policies are followed.
• Handle lock-outs due to evictions; provide 24-hour service response.
• Be available for on-call work.
• Report unusual or extraordinary circumstances about the property or residents.
• Remove snow and ice as necessary.
• Ensure necessary tools are on hand.
