Job summary

Greystar is seeking a Maintenance Technician to perform technical and mechanical work across the community to meet cleanliness, safety and operational standards. The role handles resident service requests, makes repairs, and oversees make-ready tasks for vacant homes by inspecting, scheduling vendors, and ensuring quality work.

The candidate will develop ground and building maintenance standards, periodically inspect tasks, manage inventory, and support budget and cost-control efforts.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property maintenance or related trade.
• Must provide own hand tools; skilled in safe tool use.
• Ability to read, write, and communicate effectively with residents and team.
• Proficiency with basic office software and property management systems.

Responsibilities

• Diagnose and repair issues from service requests following policies, safety standards, and codes.
• Oversee make-ready process for vacant units, including inspections, punch lists, scheduling, and vendor coordination.
• Set maintenance standards for grounds, exteriors, and common areas to reflect Greystar quality.
• Periodically inspect work by team members and contractors, and implement corrective actions.
• Maintain inventory of parts and materials; coordinate with Community Manager for supplies within budget.
• Perform monthly preventative maintenance tasks per policy.
• Assist in budgeting for repairs and capital projects.
• Support cost-control by repairing rather than replacing when feasible.
• Participate in safety meetings; ensure MSDS and OSHA requirements are up to date.
• Provide courteous, responsive customer service to residents and teams.
