Job summary

Greystar is seeking a Maintenance Supervisor for a Lease-Up community in Manhattan Beach, CA. The role focuses on ensuring buildings, grounds, and amenities meet Greystar standards, with a Monday-Friday schedule and 1–2 years of related experience.

A 40% housing discount is available. Responsibilities include handling work orders, managing make-ready processes, maintaining safety and quality standards, and assisting with budgeting and supplier coordination.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Proficiency in using hand tools, power tools, and measuring devices.
• Ability to read, write, and communicate effectively to represent management.

Responsibilities

• Assists and completes work orders generated from resident requests for service, diagnosing issues and repairing per policies and safety standards.
• Oversees and completes the make-ready process to prepare vacant apartments for leasing, including inspections and coordinating vendors.
• Develops standards for cleanliness and appearance of grounds, amenities, exteriors, and common areas to reflect Greystar quality.
• Inspects work by service team members to assess policy effectiveness and take corrective action.
• Inspects work by contractors, vendors, and service providers for quality and compliance.
• Maintains inventory of spare parts and materials and collaborates on purchasing within budget.
• Performs monthly preventative maintenance per Policy and Procedure Manual.
• Assists in budget development for repair, maintenance, and capital projects.
• Supports cost-cutting by prioritizing repairs over replacements when feasible.
• Conducts safety meetings and ensures OSHA compliance and up-to-date MSDS sheets.
• Demonstrates strong customer service by addressing resident questions and concerns promptly.
