Job summary

Alianza in North Myrtle Beach, SC is looking for a hands-on Maintenance Supervisor to lead and support our maintenance team across residential properties, including apartments, resorts, and hotels.

The ideal candidate has strong maintenance knowledge, leadership experience, and PC proficiency to manage work orders, coordinate vendors, perform HVAC/plumbing/electrical tasks, and participate in an on-call rotation, including after-hours emergencies.

Qualifications

• Three to five years of professional experience in property, building, facilities, apartment, resort, hospitality, or community maintenance.
• Supervisory or lead maintenance experience preferred; strong candidates with leadership ability are encouraged to apply.
• Working knowledge of drywall repair, painting, plumbing, basic electrical systems, HVAC diagnostics, and general building maintenance.
• Proficiency with maintenance management systems and Microsoft Office applications.
• Knowledge of fire safety, water mitigation, and emergency response procedures.
• Ability to coordinate with outside vendors and licensed contractors.
• Strong communication, organizational, leadership, and problem-solving skills.
• On-call availability to respond to after-hours emergencies.

Responsibilities

• Supervise daily maintenance team activities.
• Assist with troubleshooting and resolve maintenance issues.
• Manage and track work orders in the property's system.
• Coordinate outside vendors and contractors for repairs.
• Conduct routine inspections of buildings and grounds.
• Oversee HVAC, plumbing, electrical, drywall, and painting tasks.
• Participate in on-call rotations and after-hours emergencies.
• Maintain safety procedures and on-site communications with residents.
