Job Type: Full-Time, Temp-to-Permanent
Schedule: Monday through Friday, 8:00 AM to 5:00 PM
Hours: Approximately 40 hours per week, with on-call responsibilities as needed
Pay: Starting at $24.00 per hour

Are you a skilled Maintenance Technician, Lead Maintenance Associate, or maintenance professional interested in a supervisory role? We are seeking a hands-on Maintenance Supervisor to lead and support our maintenance team in North Myrtle Beach, SC.

This role is ideal for candidates with experience in apartment communities, resorts, condominiums, hospitality properties, or similar residential environments. The Maintenance Supervisor will assist technicians with troubleshooting, manage work orders, coordinate vendors and contractors, and help ensure the property remains safe, functional, and well-maintained.

The ideal candidate will have strong maintenance knowledge, leadership experience, computer proficiency, and working knowledge of HVAC diagnostics, plumbing, basic electrical systems, drywall repair, painting, and general property maintenance. This position also includes participation in an on-call rotation and may require responding to maintenance emergencies outside of normal business hours, including evenings and weekends.

Responsibilities

• Supervise and support the daily activities of the maintenance team.
• Assist team members with troubleshooting maintenance issues and determining appropriate solutions.
• Assign, track, and update work orders using the property's maintenance management system.
• Coordinate outside vendors and contractors for specialized repairs when necessary.
• Conduct routine inspections of buildings, common areas, and grounds.
• Troubleshoot maintenance issues, including HVAC systems, and determine when licensed vendors are required.
• Perform or assist with drywall repair, painting, plumbing troubleshooting, basic electrical work, and general property maintenance as needed.
• Maintain knowledge of fire safety, water mitigation, and emergency response procedures.
• Ensure the property remains clean, safe, and well-maintained.
• Identify and report safety concerns, property damage, and major repair needs to management.
• Maintain professional interactions with residents, guests, vendors, and team members.
• Participate in an on-call rotation and respond to after-hours maintenance emergencies as needed.
• Work occasional additional weekday, evening, or weekend hours when emergency maintenance issues or operational needs arise.

Required Qualifications

• Three to five years of professional experience in property, building, facilities, apartment, resort, hospitality, or community maintenance.
• Previous supervisory, lead, or maintenance team leadership experience preferred; strong candidates with lead maintenance experience and demonstrated leadership ability are encouraged to apply.
• Working knowledge of drywall repair, painting, plumbing, basic electrical systems, HVAC diagnostics, and general building maintenance.
• Strong computer proficiency, including experience using maintenance management systems, creating and updating work orders, maintaining digital records, email communication, and Microsoft Office applications.
• Knowledge of fire safety, water mitigation, and emergency response procedures.
• Ability to evaluate maintenance issues, troubleshoot problems, and determine when outside vendors or licensed contractors are needed.
• Experience coordinating contractors and service vendors for specialized repairs is preferred.
• Strong communication, organizational, leadership, and problem‑solving skills.
• Dependable attendance, reliable transportation, and availability to participate in an on-call rotation and respond to after-hours maintenance emergencies.
• Ability to meet the physical requirements of the position, with or without reasonable accommodation.
