Job summary

Waccamaw Management, an Associa company, is seeking a Maintenance Manager to oversee its high-rise condo community in North Myrtle Beach, SC. The role requires 3+ years of residential maintenance supervision, a high school diploma or GED, and a strong focus on customer service and teamwork.

You will lead a small maintenance team, schedule preventive work, coordinate vendors, and ensure safety and reliability of building systems.

Responsibilities

• Oversee maintenance for a high-rise condominium community in North Myrtle Beach, SC.
• Create, track, and execute daily, routine, and preventative maintenance and cleaning schedules.
• Review daily maintenance needs and delegate tasks to maintenance team.
• Manage 3 direct reports.
• Perform light electrical, carpentry, plumbing, cleaning and janitorial tasks.
• Monitor building systems (HVAC, pumps, elevators, etc.) and coordinate vendor services.
• Source maintenance vendors and schedule on-site work.
• On-call rotation and other duties as assigned.

Waccamaw Management, an Associa company, is hiring a Maintenance Manager to oversee its high-rise condominium community in North Myrtle Beach, SC.

Work hours are 5:30am-2pm with (2) flexible days off.

Daily responsibilities:

• Walk and inspect community for maintenance work and repair.
• Create, track, and execute daily, routine, and preventative maintenance and cleaning schedules.
• Review daily maintenance needs and delegate maintenance tasks to maintenance team.
• Manage 3 direct reports.
• Perform light electrical, carpentry, plumbing, cleaning, and janitorial tasks.
• Blow leaves, arrange outdoor pool furniture, take trash out, clean bathrooms, vacuum, mop, sweep, clean windows, etc.
• Monitor HVAC, water pumps, generator, fire pumps, attached parking garage, walk way, and elevators.
• Source maintenance vendors, schedule and coordinate vendors onsite.
• Review footage from security cameras throughout the property, as needed.
• Shared on-call.
• Other duties as requested.

Requirements

• High school diploma or GED equivalent is required.
• 3+ years of residential maintenance supervisory experience.
• Customer service focused. Team oriented.
• Excellent communication skills.
• Ability to manage multiple projects, maintaining deadlines and communication with the manager, board of directors, and all involved.
• Valid driver's license, clean driving record, and reliable transportation is required.
