Avanti Residential in Prairie Village, KS, seeks a Service Manager to lead the maintenance team across the community. You will mentor staff, oversee a preventative program, and ensure units are ready for move-ins while coordinating with vendors and residents.

The role requires 3+ years in property maintenance, supervisory experience, EPA Type II/Universal Certification, and proficiency in Yardi, HappyCo, and SightPlan. Eligible for after-hours on-call and a strong benefits package.

Qualifications

• High School Diploma or GED required for employment.
• 3+ years of experience with property management maintenance.
• 1+ years of supervisory experience required.
• Proficiency in plumbing, electrical, appliance, heating, and air-conditioning repairs.
• EPA Type II or Universal Certification required.
• CAMT certification preferred but not required.
• CPO certification required for applicable properties by local regulations.
• Strong written, verbal, and phone/email communication skills.
• Budget knowledge and ability to manage costs.
• Basic computer skills and familiarity with property management systems (Yardi, HappyCo, SightPlan).
• Pass criminal background screening prior to employment.
• Valid driver's license and up-to-date vehicle insurance.

Responsibilities

• Lead and supervise maintenance staff, setting directions and daily priorities.
• Develop and manage a preventative maintenance program to minimize emergencies.
• Ensure apartments are ready for new move-ins through inspections and QC.
• Complete work orders promptly and safely, upholding high standards.
• Provide 24-hour emergency maintenance support with on-call responsibilities.
• Coordinate with residents, vendors, and the Community Manager to ensure timely repairs.
• Manage the maintenance budget in collaboration with the Community Manager.
