Job summary

Hawthorne Residential Partners in Oxford, NC is seeking a Maintenance Supervisor to lead a maintenance team and ensure move-in ready homes with high standards of safety and quality.

You will manage daily work, coordinate capital projects, supervise vendors, and uphold Hawthorne’s Live It culture of kindness and service. This role includes on-call duty and a focus on preventive maintenance across all buildings.

Qualifications

• High School or GED equivalent.
• Minimum 3 years’ experience in apartment maintenance or a skilled trade.
• Supervisory or lead technician experience preferred.
• EPA certification and CPO certification preferred.
• Valid Driver's License required in some states.

Responsibilities

• Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance and accountability.
• Foster a team culture rooted in excellence, integrity, and the Live It values of kindness, connection, and service.
• Supervise vendor partners, ensuring work is completed timely, safely, and to company standards.
• Manage capital improvement projects, including obtaining bids, scheduling, and overseeing successful project execution.
• Proactively identify and resolve service needs throughout the community.
• Maintain and execute quarterly preventative maintenance programs to protect the physical asset.
• Ensure HVAC, plumbing, electrical, and other systems are functioning optimally through hands-on repair and oversight.
• Oversee unit turn scheduling and execution, ensuring homes are move-in ready and meet Hawthorne quality standards.
• Personally inspect vacant units to confirm cleanliness, functionality, and presentation prior to move-in.
• Implement and maintain a preventative maintenance plan for all buildings and equipment.
• Ensure grounds, amenities, and common areas are clean, safe, and beautifully maintained.
• Support curb appeal and a welcoming environment through daily attention to community appearance.
• Conduct on-call emergency service rotation as scheduled.
• Respond to service requests in a timely, thorough, and professional manner. Follow safety guidelines in accordance with OSHA and company policy and standards.
