Job summary

Hawthorne Residential Partners seeks a Maintenance Supervisor to lead the on-site maintenance team at our High Point community. You will budget, schedule, and monitor work orders to ensure move-in ready homes while upholding safety and quality standards.

Responsibilities include supervising vendors, managing capital projects, and driving a culture of service, accountability, and continuous improvement. Strong leadership and hands-on technical skills are essential.

Qualifications

• Minimum of 3 years’ experience in apartment maintenance or a skilled trade (HVAC, plumbing, or electrical).
• Prior supervisory or lead technician experience strongly preferred.
• Valid Driver's License required.
• EPA certification required; CPO certification highly preferred.
• In some states this may be required.

Responsibilities

• Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance and accountability.
• Foster a team culture grounded in excellence, integrity, and Hawthorne's Live It values.
• Supervise vendor partners to ensure timely, safe, and quality work.
• Manage capital improvement projects: bids, scheduling, and execution.
• Identify and resolve service needs across the community proactively.
• Maintain quarterly preventative maintenance programs to protect assets.
• Ensure HVAC, plumbing, electrical systems operate reliably through hands‑on oversight.
• Oversee unit turn scheduling and execution to ensure move‑in readiness.
• Inspect vacant units for cleanliness, functionality, and presentation prior to move‑in.
