Job summary

ZRS Management is seeking a Maintenance Supervisor for one of its properties in Fort Worth, TX. You will oversee all maintenance activities, coordinate turns, perform light repairs, and supervise staff to ensure quality and speed of service to residents.

Responsibilities include preventive maintenance, vendor coordination, on-call duty, budget adherence, and maintaining safety and EPA compliance. Strong communication with residents and teamwork are essential, with on-site presence required.

Qualifications

• Must have a valid driver's license with an acceptable driving record and proof of auto insurance.
• EPA certification preferred; if required at a property, certification must be obtained within 90 days of the employment start date.
• Experience in plumbing, electrical, HVAC and appliance maintenance.
• Strong time management and attention to detail.
• Excellent communication with residents and teamwork skills.

Responsibilities

• Respond to service calls promptly in accordance with the service policy.
• On-call service as determined by Property Manager.
• Schedule apartment turns and turn vacant units in 3–5 business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas (sweeping, mopping, vacuuming, trash removal, windows, pressure washing).
• Maintain pools/Jacuzzi(s).
• Maintain maintenance shops in a safe, organized manner.
• Train other maintenance employees.
• Assist in vendor selection.
• Maintain required logs and EPA-related records.
• Work with Property Manager to establish Preventive Maintenance Program and weekly inspections.
• Inspect and approve work of outside contractors.
• Ensure proper insurance before hiring a contractor.
• Lead in maintaining aesthetic appeal of the property.
• Assist in maintenance budgeting.
• Walk move-outs with PM to assess repair costs and timeline; video tape move-outs with charges.
• Review Detailed Outstanding Service Request Reports with PM.
• Maintain all required logbooks.
• Ensure EPA requirements are met.
• Travel for training as needed.
• Assist other ZRS MANAGEMENT properties as requested.
