Job summary

WinnCompanies is seeking a Maintenance Supervisor I at West Deptford Rivercove Land, an 84-unit veteran community in West Deptford, NJ. You will supervise the maintenance operation and perform hands-on tasks to keep the property in excellent condition.

The pay range is $28.00–$32.00 per hour, with Monday–Friday 8:00 AM to 5:00 PM and on-call duties. Ideal candidates have 3–5 years of related experience, CAMT certification, and strong supervisory, technical, and communication skills to serve

• Ensure curb appeal and coordinate with Property/Regional Managers.

About The Opportunity

WinnCompanies is searching for a Maintenance Supervisor I to join our team at West Deptford Rivercove Land, an 84-unit veteran community located in West Deptford, NJ.

The pay range for this role is $28.00-$32.00 per hour. The selected candidate will adhere to the following schedule: Monday through Friday from 8:00AM to 5:00PM with on-call duty required at all times.

Responsibilities

• Maintain the maintenance operation at the property on a day-to-day basis as a working supervisor in such areas, but not limited to: appliances, carpentry, hardware accessories, masonry, painting, basic electrical, basic plumbing, and basic HVAC.
• Maintain grounds and curb appeal through snow removal, landscaping, and trash management activities.
• Complete monthly building and unit inspections to ensure property is maintained to operating standards.
• Review third-party property inspections to resolve maintenance repairs.
• Responsible for preparing work schedules for the maintenance team and vendors to complete service requests, maintain the preventive maintenance program, and facilitate overall curb appeal.
• Maintain working knowledge of all maintenance programs and capital improvement projects. Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
• Participate in on-call activity during off-hours and emergencies.
• Complete hands-on maintenance activity.

Requirements

• High school diploma or GED equivalent.
• 3-5 years of relevant work experience.
• Less than 1 year of supervisory experience.
• Proficient with technology.
• A current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
• General knowledge of electrical, plumbing, appliances, and HVAC (Heating, Ventilation, and Air Conditioning).
• Must be physically able to lift 50lbs and walk the property / handle all snow removal of walkways and parking spaces.
• CAMT certification.
• Experience with computer systems, particularly Microsoft Office.
• Excellent customer service skills to all residents.
• Solid verbal and written communication skills.
• Outstanding supervisory skills.
• Ability to manage and work with a diverse group of people and personalities.
• Availability for on-call activity during off-hours for urgent needs.

Preferred Qualifications

• Vocational or technical training.
• HVAC, asbestos, or lead-based paint certification.
• Ability to work out of other nearby properties.
