Job summary

Bedrock Property Management is seeking an on-site Maintenance Supervisor in East Ridge, TN. You will oversee the maintenance workflow, diagnose issues, and manage HVAC, plumbing, electrical, and carpentry tasks to keep the property in prime condition.

The role requires strong customer service, safety awareness, and leadership. A sign-on bonus of $500 is provided, with duties including budgeting, purchasing, and coordinating with residents and staff to maintain high service standards.

Qualifications

• EPA Section 608 HVAC certification is required for handling refrigerants.
• HVAC Certification (e.g., HVAC Excellence) is required to validate HVAC skills.
• If not certified, must obtain within 60 days of employment.
• Preferred: OSHA 10 or OSHA 30 certification for general safety.
• Licenses or certifications in plumbing or electrical work are advantageous.

Responsibilities

• Supervise the workflow for the service staff and delegate workload.
• Meet and exceed budget expectations for expenditures.
• Order supplies, materials, and tools as needed.
• Diagnose and repair major appliances, HVAC, plumbing, electrical (when not licensed), general carpentry, pool care, and roof/gutter repairs.
• Address landscaping and snow/ice removal.
• Communicate effectively with residents and coworkers even in difficult situations.
• Perform service requests correctly and promptly.
• Operate computers and other company software to access email and systems.
• Execute Bedrock's service standards for work orders and vacant turn times.
• Lead with vision, be forward thinking, innovative, and driven.
• Perform all other duties as assigned.
