Job summary

Greystar is seeking a Maintenance Technician to join our property services team at a Humble, TX community. You will perform routine upkeep, diagnose defects, complete work orders, and ensure safety and high-quality standards across indoor and outdoor spaces.

The role requires hand tools, HVAC knowledge, and strong customer service skills to support residents and contractors while staying within budget and company policies.

Qualifications

• High school diploma or related experience and training.
• Experience in property management maintenance or related trade.
• Incumbents must provide their own hand tools and be skilled in safe tool handling.
• Ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication to interact with residents and team members.
• Ability to read, write, and communicate effectively; familiarity with standard office software and property management systems.
• Proficiency in internet, word processing, spreadsheets, and database management to maintain records.

Responsibilities

• Assists and completes work orders from resident requests and routine maintenance per policies and safety standards.
• Oversees and completes the make-ready process to prepare vacant homes for leasing, including inspections and scheduling contractors.
• Develops standards for cleanliness and appearance of grounds, amenities, and common areas to reflect Greystar quality.
• Periodically inspects work by other team members and contractors to ensure quality and compliance.
• Maintains inventory of spare parts and maintenance materials and coordinates with the Community Manager on supplies and budget.
• Completes monthly preventative maintenance procedures and supports budget development for repairs and capital projects.
• Upholds safety meetings, MSDS management, OSHA compliance, and responsive service to residents and team.
