Job summary

Cottonwood Residential at 5 Row Apartments in Charlottesville, VA is seeking a Maintenance Supervisor to lead the maintenance team and ensure residents love where they live. You will mentor technicians, manage service requests, and uphold safety and quality.

You will oversee HVAC, electrical, plumbing repairs, make-ready turnover, and grounds upkeep with a focus on timely work, 24/7 emergency coverage, and compliance with applicable codes.

Qualifications

• EPA Type II or Universal certification is required.
• Considerable experience troubleshooting HVAC.
• CPO certification is a plus.
• Valid Driver's License is required.

Responsibilities

• Lead by example and are a role model for maintenance operations.
• Hire, develop, and provide on-the-job and classroom education for techs.
• Follow up with residents and complete service tickets meticulously.
• Resolve HVAC, electrical, plumbing, and appliance issues.
• Oversee make-ready and turnover so units can be leased.
• Maintain building upkeep, cleanliness, and grounds.
• Maintain peak efficiency across property components.
• Adhere to building, county, and safety codes with safe operations.
• Reinforce staffing schedules and 24/7 emergency coverage.

Responsibilities

• Lead by example and are a role model for the standards and behaviors to ensure efficient property maintenance operations.
• Dedicate time to hiring, developing, and providing on-the-job and classroom education opportunities to techs and community care associates.
• Show care and concern for our residents through timely follow-up and meticulous completion of their apartment service tickets.
• Resolve maintenance issues in the area of HVAC, electrical, plumbing, and appliance repair.
• Manage the make-ready and apartment turnover process with attention to detail and timeliness so apartments can be leased and new residents can move in.
• Preserve the beauty of the building and the safety of the community through general upkeep, cleanliness, and grounds maintenance.
• Sustain peak efficiency operation levels for all property components.
• Adhere to applicable building, county, and safety codes/standards, while running an accident-free operation.
• Reinforce monthly staffing schedules, ensuring 24/7 emergency coverage.
