Job summary

Cottonwood Residential is seeking a Maintenance Supervisor in Charlottesville, VA to lead the maintenance team in keeping residents’ homes in top condition. You will oversee service tickets, prioritize uptime, and ensure safety and code compliance across the property.

You will manage make-ready turnover, train technicians, and handle emergency coverage, with a focus on quality work and resident satisfaction to support a safe and welcoming community.

Qualifications

• EPA Type II or Universal certification is required.
• Considerable experience troubleshooting HVAC.
• CPO certification is a plus.
• Valid Driver's License is required.

Responsibilities

• Lead by example and model standards for efficient property maintenance operations.
• Hire, develop, and train techs and care staff on-the-job and in classroom settings.
• Address resident service tickets with timely follow-up and thorough completion.
• Troubleshoot HVAC, electrical, plumbing, and appliance issues.
• Manage make-ready and turnover processes to lease units quickly and efficiently.
• Preserve building beauty and safety through upkeep and grounds maintenance.
• Maintain peak efficiency of all property components.
• Ensure compliance with building and safety codes while maintaining accident-free operations.
• Schedule and oversee 24/7 emergency coverage.

Responsibilities

• Lead by example and are a role model for the standards and behaviors to ensure efficient property maintenance operations.
• Dedicate time to hiring, developing, and providing on-the-job and classroom education opportunities to techs and community care associates.
• Show care and concern for our residents through timely follow-up and meticulous completion of their apartment service tickets.
• Resolve maintenance issues in the area of HVAC, electrical, plumbing, and appliance repair.
• Manage the make-ready and apartment turnover process with attention to detail and timeliness so apartments can be leased and new residents can move in.
• Preserve the beauty of the building and the safety of the community through general upkeep, cleanliness, and grounds maintenance.
• Sustain peak efficiency operation levels for all property components.
• Adhere to applicable building, county, and safety codes/standards, while running an accident-free operation.
• Reinforce monthly staffing schedules, ensuring 24/7 emergency coverage.
