Job summary

Cottonwood Residential is hiring a Lead Apartment Maintenance Technician for 5 Row Apartments in Charlottesville, VA.

You will lead maintenance tasks across plumbing, electrical, and carpentry, ensure safety compliance, and respond to after-hours requests with the Service Manager support. We value innovation, reliability, and a strong customer focus to deliver exceptional home experiences.

Qualifications

• Ability to read, write, and speak English for communication and documentation.
• Read and interpret safety manuals and procedures.
• EPA Type II or Universal certification is required.
• CPO certification is a plus.
• Must have a valid driver's license.

Responsibilities

• Perform repairs including plumbing, electrical, and carpentry for dwellings and grounds.
• Lead maintenance tasks and coordinate with Service Manager for after-hours work.
• Maintain safety standards and company policies.
• Respond to after-hours emergencies as needed.

Qualifications & Required Experience of a Property Maintenance Technician

• Ability to read, write, and speak English to communicate with customers, process Company paperwork, and interpret safety and operating manuals and procedures.
• Must be able to move, carry, reposition, or lift items weighing up to 50 lbs.
• Ability to walk and stand for long periods of time.
• Ability to climb stairs, ladders, scaffolds, and ability to navigate elevation changes while maintaining balance.
• Frequent need to sit, stoop, kneel, crouch, crawl, bend, push/pull, and ability to navigate difficult terrain and access small areas.
• Ability to work standard community hours, including evenings and weekends.
• Ability to work as an on-call technician and provide after-hours emergency service with the support of the Service Manager while following Company standards.
• Perform repairs that may include, but are not limited to, plumbing, electrical work, and general carpentry work related to household, building, and property grounds repairs.
• EPA certification Type II or Universal is required.
• Considerable experience troubleshooting HVAC.
• CPO certification is a plus.
• Valid Driver's License is required.
