Job summary

Cottonwood Residential is seeking a Maintenance Supervisor for Timber Hollow Apartments in Fairfield, OH. You will lead the maintenance team to ensure residents live in well‑maintained homes and the community operates safely and efficiently.

You will hire and develop technicians, oversee make‑ready work, and address HVAC/plumbing/electrical issues while ensuring compliance with safety codes. The role offers comprehensive benefits and a structured bonus plan.

Qualifications

• EPA certification Type II or Universal is required.
• Considerable experience troubleshooting HVAC.
• CPO certification is a plus.
• Valid Driver’s License is required.

Responsibilities

• Lead by example and set the standards and behaviors to ensure efficient property maintenance operations.
• Hire, develop, and provide on‑the‑job and classroom education opportunities to technicians and community care associates.
• Show care and concern for residents through timely follow‑up and meticulous completion of their apartment service tickets.
• Resolve maintenance issues in HVAC, electrical, plumbing, and appliance repair areas.
• Manage the make‑ready and apartment turnover process with attention to detail and timeliness so apartments can be leased and new residents can move in.
• Preserve the beauty of the building and the safety of the community through general upkeep, cleanliness, and grounds maintenance.
• Sustain peak efficiency operation levels for all property components.
• Adhere to applicable building, county, and safety codes/standards while running an accident‑free operation.
• Reinforce monthly staffing schedules, ensuring 24/7 emergency coverage.
