Job summary

Nolan Living is seeking a hands-on Maintenance Supervisor to lead maintenance staff across communities in Springfield, IL. You will supervise makes-ready work, mentor crews, manage inventory and budgets, and provide excellent resident service while supporting staffing decisions.

The role requires prior apartment maintenance supervision, HVAC certification, and strong safety knowledge, with an emphasis on timely completed work orders and on-call availability.

Qualifications

• Prior apartment maintenance supervisor experience is required.
• HVAC certification (Type 2, or EPA Universal) required.
• Strong knowledge of general maintenance, construction, and safety practices.
• Ability to lift up to 70 lbs and work in physically demanding environments.
• Comfortable working at heights, in confined spaces, and in varying weather conditions.
• Excellent communication and leadership skills.

Responsibilities

• Supervise and schedule maintenance staff including housekeepers, painters, groundskeepers, and service technicians.
• Participate in on-call for after-hours emergencies.
• Manage inventory, purchasing, and job estimates.
• Ensure make-ready units and work orders are completed in a timely manner.
• Monitor and manage D&R, supplies, replacements, and capital expenses to budget.
• Maintain accurate logs and documentation; provide excellent customer service to residents and team members.

What You’ll Do

Requirements

• Ability to lift up to 70 lbs and work in physically demanding environments
• Comfortable working at heights, in confined spaces, and in varying weather conditions
• Excellent communication and leadership skills
• Ability to manage time, prioritize tasks, and meet deadlines
• Personal cell phone required for on-call availability

Additional Details

• High school diploma or GED required
• Work may be performed on rooftops and require use of ladders or lift devices
• Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions
• A Valid U.S. Driver's License is required
• Background check and E-Verify required
• This position is full-time, non-exempt, 40 hours/week, Monday-Friday schedule and weekends as needed.
