Job summary

Nolan Living is seeking a hands-on Maintenance Supervisor in Springfield, IL to lead a maintenance team across our communities. You will supervise staff, manage make-readies, and ensure timely work orders while mentoring your crew to deliver high-quality living spaces.

Qualifications

• High school diploma or GED required.
• HVAC Type 2 or EPA Universal certification required.
• Prior apartment maintenance supervisor experience required.
• Ability to lift up to 70 lbs and work in physically demanding environments.
• Excellent communication and leadership skills.
• Valid U.S. driver’s license; background check and E-Verify.

Responsibilities

• Supervise and schedule maintenance staff including housekeepers, painters, groundskeepers, and service technicians.
• Participate in on-call for after-hours emergencies.
• Manage inventory, purchasing, and job estimates.
• Ensure make-ready units and work orders are completed promptly.
• Monitor budgeted D&R, supplies, replacements, and capital expenses.
• Provide excellent customer service to residents and team members.
• Support staffing decisions and supervise the team when needed.
• Perform hands-on maintenance and repairs as required.

What You’ll Do

• Supervise and schedule maintenance staff including housekeepers, painters, groundskeepers, and service technicians

Requirements

What You’ll Bring

• Prior apartment maintenance supervisor experience is required.
• HVAC certification is required- Type 2, or EPA Universal.
• Strong knowledge of general maintenance, construction, and safety practices
• Ability to lift up to 70 lbs and work in physically demanding environments
• Comfortable working at heights, in confined spaces, and in varying weather conditions
• Excellent communication and leadership skills
• Ability to manage time, prioritize tasks, and meet deadlines
• Personal cell phone required for on-call availability

Additional Details

• High school diploma or GED required
• Work may be performed on rooftops and require use of ladders or lift devices
• Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions
• A Valid U.S. Driver's License is required
• Background check and E-Verify required
• This position is full-time, non-exempt, 40 hours/week, Monday-Friday schedule and weekends as needed.
