Job summary

Rockworth Companies is seeking an experienced Maintenance Supervisor to lead day-to-day maintenance across our apartment community. You will manage work orders, turns, and preventative maintenance to keep the property in excellent condition.

You'll supervise a team, coordinate with the property manager, and handle safety, budgeting, and vendor coordination. Hands-on leadership and strong communication are essential for resident satisfaction.

Qualifications

• 3+ years of maintenance experience with at least 1 year in a supervisory or lead role.
• Strong working knowledge of HVAC, plumbing, electrical, and general maintenance.
• Ability to operate independently and work closely with the property manager.
• Experience managing unit turns and working in a fast-paced environment.
• Solid troubleshooting and problem-solving skills.
• Comfortable using maintenance tracking systems or property management software.
• Strong communication skills with residents and team members.
• Ability to be on-call for after-hours emergencies.
• Valid driver’s license and reliable transportation.

Responsibilities

• Oversee daily maintenance operations, including work orders, unit turns, and ongoing repairs.
• Perform and enforce preventative maintenance schedules to reduce downtime and costly repairs.
• Conduct regular property inspections and address safety or maintenance concerns.
• Prioritize and assign work orders, ensuring timely completion and resident communication.
• Assist with complex repairs (HVAC, plumbing, electrical) as needed.
• Manage inventory, supplies, and maintenance budgets.
• Coordinate and oversee outside vendors and contractors when necessary.
• Ensure all work complies with safety standards and company policies.
• Maintain accurate records of maintenance activity, expenses, and completed work.

Job Title: Maintenance Supervisor

We're looking for an experienced maintenance supervisor to lead day-to-day maintenance operations across our apartment community. This role is responsible for keeping the property in excellent condition and making sure work orders, turns, and preventative maintenance are handled efficiently. The right person is hands-on, organized, and knows how to work with a team accountable while keeping residents taken care of.

What You'll Do:

• Oversee daily maintenance operations, including work orders, unit turns, and ongoing repairs
• Perform and enforce preventative maintenance schedules to reduce downtime and costly repairs

What We're Looking For:

Preferred / Bonus Qualifications:

• HVAC certification (EPA preferred)
• CPO certification
