Maintenance Supervisor - Rock Island, IL

We are seeking a dependable, quality-focused, and experienced Facilities Director to join our team. The Facilities Director will oversee the prompt and efficient completion of maintenance tasks, report to the Community Director and Regional Vice President, and strive for continuous self-improvement. The ideal candidate is a reliable leader committed to upholding our community standards.

Responsibilities:
  1. Inspect the condition of the property, including buildings, grounds, tenant units, and facilities; perform maintenance, repairs, and improvements as directed.
  2. Maintain a professional attitude and appearance, and enforce the same standards among staff.
  3. Report maintenance issues and propose solutions to the Community Director.
  4. Recommend and assist in purchasing supplies, equipment, and services; maintain inventory of frequently used parts and reorder monthly.
  5. Provide regular written reports on completed work, service requests, and inspections.
  6. Create daily work schedules for staff, monitor productivity and resource usage.
  7. Respond promptly to service requests, within 24 hours, and communicate delays when necessary.
  8. Keep records of all service requests and maintenance activities.
  9. Inspect occupied apartments for cleanliness, pet presence, and condition, reporting issues to the Community Director.
  10. Control maintenance expenditures and supervise exterior and interior maintenance tasks.
  11. Know the locations of utility shut-offs, fire hydrants, extinguishers, and emergency contact numbers.
  12. Implement and oversee preventive maintenance schedules for equipment and facilities.
  13. Monitor the status of vacancies and participate in hiring maintenance personnel.
  14. Train maintenance staff as needed to improve efficiency.
  15. Maintain an organized, safe, and clean workshop; keep inventory of tools and supplies.
  16. Ensure safety protocols are followed by maintenance staff.
  17. Perform other related tasks as assigned.
