Job summary

Riverbay Corporation in The Bronx, NY is looking for a Maintenance Supervisor to oversee a team of building trades employees across hi-rise properties, including vendors and contractors. The ideal candidate has 3+ years of supervision experience in building maintenance, strong knowledge of plumbing/electrical/carpentry/HVAC, and proficiency in Word/Excel.

Qualifications

• Proficient in Microsoft Word and Excel.
• Knowledge of Yardi is a plus.
• Excellent communication and interpersonal skills.
• Availability for emergency work and flexible scheduling.
• Must possess a valid driver license (NY, NJ, CT or PA).

Responsibilities

• Oversee personnel management including hiring, discipline, evaluation, interviewing and scheduling.
• Lead a team of tradespeople and contractors performing repairs across hi-rise buildings and multiple properties.
• Perform quality inspections and ensure performance standards.
• Manage inventory control and usage of department resources.
• Evaluate work processes and develop time estimates and standards.
• Coordinate emergencies and allocate resources as needed.
• Coordinate training on safety and repair procedures for staff.
• Communicate policies to staff and maintain departmental reports.
• Schedule repairs and track contractor activity.
• Perform other duties as assigned.

Salary: $68,268.93 Annually

Essential Job Duties and Responsibilities:

• Responsible for all aspects of personnel management, including but not limited to hiring, firing, discipline, evaluating, interviewing, scheduling and directing the work, or making recommendations related to the same.
• Manages a team of building trades employees (including vendors/contractors) who perform plumbing, electrical, carpentry and HVAC repairs in hi-rise buildings, which consists of multiple buildings, townhouses and commercial centers.
• Perform quality Inspections on completed repairs; ensure performance quality in the performance of tasks
• Provide oversight of the inventory process and controls, including all inventory received by the department and being used by internal employees as well as vendors
• Evaluate processes for completion of work to determine estimates of time needed to perform repairs, and develop standards for work completion.
• Assess emergencies and coordinate appropriate resources and staff to mitigate damage.
• Provide and/or facilitate training of department staff in safety and repair procedures.
• Communicates corporate and department policy to staff.
• Coordinate and prioritize shop work and field work
• Provide and/or facilitate training of department staff in repair procedures
• Develop and maintain departmental reports.
• Responsible for scheduling of all repairs as required.
• Maintain logs of all contractor activity.
• Perform other duties as assigned.

Educational Requirements:

• HS Diploma or equivalent
• Knowledge of OSHA and safety requirements related to Maintenance.
• Must obtain FDNY Certificates of fitness F60, G60, S12 & S13 within six (6) months of hire.
• OSHA 30 certification is required within 60 days of hire

Work Experience and Minimum Requirements:

• Three (3) years’ experience leading or supervising tradesmen, as well as building maintenance experience
• Thorough knowledge of the building trades specifically plumbing, electrical, carpentry and HVAC repairs in hi-rise buildings.
• Proficient in Microsoft Word and Excel
• Knowledge of Yardi is a plus
• Excellent communication and interpersonal skills.
• Excellent decision making and problem solving skills.
• Knowledge of Coop City campus, a plus
• Must be available for emergency work and/or flexible scheduling
• Possess a valid driver license (NY, NJ, CT or PA) – no exceptions
• Bilingual, is a plus.

Testing:

Physical Requirements:

Persons performing service in this position classification may routinely exert up to 100 pounds of force to lift, carry, push, pull, or otherwise move objects. This type of work will involve regular walking or standing for extended periods of time. It may involve stooping or bending.
