Duties and Essential Functions

The Maintenance Supervisor acts as a key liaison between the client and KWPM services & internal support staff, projecting a professional and competent image. Service to the customer should be friendly and outgoing, with an emphasis on timeliness and professional appearance.

This role is crucial to the property's operations and requires organizational skills, attention to detail, good time management, and strong interpersonal skills. Key responsibilities include:

• Supervising maintenance and groundskeeping staff.
• Ordering and maintaining inventory of materials needed for work orders.
• Ensuring timely updates and completion of work orders.
• Controlling costs within the annual budget.
• Motivating staff to adhere to safety standards.
• Collaborating on budget planning, payroll, and expenses.
• Scheduling and logging daily and weekly activities.
• Managing department schedules, including overtime.
• Upholding company and community standards.
• Supervising vendor work to ensure quality.
• Maintaining records of maintenance procedures.
• Obtaining and ordering estimates for supplies and parts.
• Supervising cleanliness and debris removal in common areas.
• Responding to emergency maintenance requests.
• Reporting deficiencies and repair needs.
• Promoting safety compliance.
• Collaborating with other departments for events and setups.
• Performing other duties as assigned.

Supervisory Responsibility: This position supervises Maintenance, Housekeeping, Groundskeeping (porters), and Welcome Center departments.

Work Environment: Frequent exposure to fumes, airborne particles, mechanical parts, vibration, and occasional extreme conditions at construction sites. Noise levels can be loud.

Physical Demands: Regular talking, hearing, standing, walking, bending, kneeling, crouching, crawling, climbing, and lifting over 30 pounds. Must have good vision and focus capabilities.

Position Type/Hours: Full-time, with schedule subject to property needs. May include travel for meetings and training.

Required Education and Experience:

• Minimum 2 years in building trades, repair, or maintenance; HVAC or electrical certifications preferred.
• Experience supervising teams.
• Ability to drive and respond to emergencies promptly.
• Effective communication skills.
• Proficiency in general computer use.

Position Supervision: Reports to the Facility Director.
