Job Description:

The Maintenance Supervisor oversees technical and mechanical work to ensure property buildings, grounds, amenities, and common areas meet company standards for safety, appearance, and functionality through maintenance tasks.

Essential Responsibilities:

  • Lead maintenance team, conduct evaluations, hire, train, and oversee the 'Make Ready' process.
  • Respond to resident service requests, diagnose issues, and perform repairs following safety and quality standards.
  • Inspect work by team members and contractors, verify quality, and ensure materials meet standards. Manage inventory and assist in budgeting for maintenance and capital expenses.
  • Stay informed on technological and industry standards.
  • Perform monthly Preventative Maintenance as per policies.
  • Provide excellent customer service to employees, residents, vendors, and clients.
  • Maintain property safety, cleanliness, and appearance; report issues and ensure compliance with safety laws.
  • Handle customer complaints and other duties as assigned.

Work Hours & Environment:

40 hours/week, typically:

  • Monday – Friday: 9am – 6pm
  • Saturday: 10am – 5pm
  • Sunday: 1pm – 5pm

May vary by site and state.

Minimum Requirements:

  • Availability to work weekends and flexible hours, including evenings, holidays, and on-call duties.
  • Ability to work outdoors in varying weather conditions.

Qualifications:

  • High School Diploma or GED; technical degree preferred.
  • 1-3 years of supervisory experience in maintenance or related field.
  • Strong communication skills and proficiency in property management software (e.g., Entrata, Yardi, One Site).
  • Valid Driver’s License and EPA Type I & II or Universal refrigerant certifications, plus other state/local certifications as required.

Physical & Travel Requirements:

  • Lift/carry up to 50 pounds with assistance; frequent standing, walking, reaching, climbing, and squatting.
  • Routine local travel; occasional non-local travel for business.
