Duties and Essential Functions

As a key employee liaison between the client and KWPM services & internal support staff, the Maintenance Supervisor must perform the job duties with a professional and competent image. Service to the customer in a friendly and outgoing manner is essential, with a focus on timeliness and professional appearance.

The position is fundamental to the operational functions of the property and requires organizational skills, attention to detail, solid time management, and good interpersonal skills. Below are some fundamental responsibilities:

  • Supervises and assigns tasks to maintenance and groundskeeping staff.
  • Orders, maintains inventory, and keeps full stock of materials needed for work orders.
  • Ensures work orders are updated and completed promptly.
  • Controls and maintains costs within the yearly budget.
  • Motivates staff to comply with safety standards.
  • Works with management on planning budgets, payroll, and expenses.
  • Schedules and creates daily and weekly activity logs and task lists.
  • Manages department schedules, emphasizing overtime management.
  • Upholds standards and expectations of the company and community.
  • Supervises work performed by property vendors to ensure completion.
  • Maintains records of scheduled maintenance procedures.
  • Obtains estimates for supplies and repairs; orders parts and supplies as needed.
  • Supervises staff to ensure common areas are maintained clean and debris-free.
  • Supervises trash pickup in all common areas and property.
  • Responds to emergency maintenance requests as needed.
  • Reports deficiencies and repair needs observed on the property.
  • Promotes a safe working environment by observing all safety rules and standards.
  • Collaborates with other departments for preparing rooms and arranging decorations and furniture for events.
  • Other duties as assigned.

Supervisory Responsibility

This position supervises Maintenance, Housekeeping, Groundskeeping (porters), and Welcome Center departments.

Work Environment

While performing duties, the employee is frequently exposed to fumes, airborne particles, moving mechanical parts, and vibration. Occasionally, the employee encounters extreme conditions at construction sites. The noise level can be loud.

Physical Demands

The employee must regularly talk, hear, stand, walk, bend, kneel, stoop, crouch, crawl, and climb. Frequently, the employee must lift or move items over 30 pounds. Vision requirements include close, distance, color, peripheral, depth perception, and focus adjustment.

Position Type/Expected Hours of Work

This is a full-time position. Hours are determined by the property and may change to meet business needs.

Travel

Some travel for meetings and training may be required.

Required Education and Experience

  • Minimum two years of experience in building trades, repair, or maintenance. HVAC or electrical certifications are preferred.
  • Experience supervising team members.
  • Occasional exposure to outdoor weather conditions.
  • Ability to drive for work purposes and respond to emergency situations promptly.
  • Effective written and verbal communication skills.
  • Proficiency in general computer skills.

Position Supervision

  • Reports to the Facility Director.
