Oversees and performs technical and mechanical work to ensure that the inside and external buildings, grounds, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Job Description
- Assists with and completes work orders generated from resident requests for service, as well as routine upkeep on the community. Diagnoses the source or cause of defects or problems, and makes repairs following established policies, procedures, safety standards, and code requirements.
- Oversees and completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins. This includes conducting pre-move-out inspections, creating a punch list of maintenance work, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting the completed work.
- Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to reflect high community quality and Greystar standards.
- Periodically inspects work performed by other service team members to assess effectiveness and develop corrective actions as needed.
- Inspects work by contractors, vendors, and service providers to ensure quality standards, scope, and specifications are met.
- Maintains an adequate inventory of spare parts and maintenance materials, working with the Community Manager to order supplies within budget.
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Supports cost-cutting and expense control by repairing rather than replacing parts when possible, avoiding waste, and practicing proper tool and equipment use.
- Conducts regular safety meetings, ensures MSDS sheets are current and accessible, and keeps up-to-date with OSHA and other safety laws to ensure community compliance.
- Demonstrates customer service skills by treating residents and team members with respect, responding to questions and complaints efficiently and sensitively.
Compensation varies based on location and individual skills, knowledge, experience, education, and certifications.
Additional Compensation and Benefits
Corporate positions may be eligible for an annual performance bonus based on individual and company performance. Onsite property positions may be eligible for discretionary bonuses weekly, monthly, or quarterly based on the budget.
