We are currently seeking a Maintenance Supervisor!

Responsibilities include:

1. Perform and schedule daily maintenance tasks including preparing vacant units for occupancy and preventative maintenance.
2. Assist with interviewing, screening, and making recommendations for service, housekeeping/custodial, or grounds personnel in conjunction with the manager.
3. Assist in training all service, housekeeping/custodial, or grounds personnel.
4. Clean and maintain work areas, tools, and equipment.
5. Improve processes and maintenance methods proactively.
6. Maintain MSDS sheets and replacement logs.
7. Hold the maintenance team accountable to meet expectations, including attendance.
8. Supervise and schedule vendor work.
9. Manage inventory, ordering, and delivery of supplies and equipment for maintenance, custodial, and grounds departments, with approval from the community manager.
10. Ensure compliance with OSHA standards and safety policies.
11. Handle lock-outs due to evictions and respond 24/7 to service requests.
12. Be available for on-call work.
13. Report unusual or extraordinary circumstances regarding the property or residents.
14. Remove snow and ice as necessary.
15. Ensure tools are on hand for maintenance tasks.

Requirements:

1. Knowledge in HVAC, plumbing, and electrical systems.
2. Self-motivated with attention to detail.
3. Ability to operate various hand and power tools.
4. Ability to maintain positive relationships with internal and external contacts.
5. Effective communication skills.
6. Experience in property maintenance or handyman work.
7. Supervisory experience is preferred.
