JOB DESCRIPTION SUMMARY

This role oversees and performs technical and mechanical work to ensure the community's buildings, grounds, amenities, and common areas meet the company's standards for cleanliness, appearance, safety, and functionality.

Job Requirements

Minimum 2+ years of property maintenance supervisor experience.

Responsibilities

• Assist with and complete work orders from resident requests and routine community upkeep, diagnosing issues and making repairs following policies, safety standards, and codes.
• Oversee and complete the 'make-ready' process for vacant units, including inspections, creating punch lists, scheduling vendors, and ensuring quality work completion.
• Develop standards for cleanliness and appearance of grounds, amenities, and community areas to reflect high quality and standards.
• Inspect work performed by staff and contractors to ensure quality and scope adherence, developing corrective actions as needed.
• Maintain inventory of parts and supplies, working with the Community Manager to stay within budget.
• Perform preventive maintenance as outlined in policies and procedures.
• Support cost-control initiatives by repairing rather than replacing parts when possible and practicing resourcefulness.
• Conduct safety meetings, ensure MSDS sheets are current, and stay compliant with OSHA and safety laws.
• Provide excellent customer service by respectfully addressing resident inquiries and complaints efficiently.

Compensation and Benefits

The hourly rate ranges from $24.00 to $30.00 (Anaheim, CA). Additional compensation includes potential bonuses based on individual and company performance, with details varying by position and location.
