About the maintenance supervisor position at Hensley at Corona Pointe:
We’re looking for a talented maintenance supervisor responsible for the daily maintenance operations and physical upkeep of the property, ensuring compliance with Avenue5 policies, standards, and all local, state, and federal regulations. The role includes financial responsibilities related to the property budget.
- Coordinate maintenance team to ensure daily tasks, service requests, and unit make-ready standards are met.
- Review and track progress of service requests; identify chronic issues.
- Respond promptly to maintenance issues professionally.
- Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance, etc.
- Conduct general carpentry duties such as wallboard repair, countertop/cabinet replacement, window/glass repair, door/lock repair, and tile repair.
- Perform preventative maintenance including siding, painting, lighting, sprinklers, pools, elevators, etc.
- Ensure work order system accuracy and timely completion to standards and resident satisfaction.
- Inspect grounds, buildings, and amenities daily for safety and cleanliness; identify repair needs.
- Manage property emergencies and coordinate responses.
- Communicate maintenance issues to supervisor and property manager.
- Promote safety and risk management compliance.
- Monitor emergency response times and participate in on-call rotations.
- Maintain high standards of cleanliness and curb appeal; interact professionally with residents.
- Build positive relationships with residents and partners.
- Conduct move-in and move-out inspections, ensure timely unit turns.
- Mentor maintenance team members.
- Maintain professional appearance and demeanor.
- Administer risk management programs.
- Complete special projects as assigned.
- Coordinate with suppliers and contractors for work compliance.
- Ensure team and property compliance with policies and standards.
- Walk property regularly with leadership to address challenges.
- Manage maintenance costs within budget and contribute to future budgets.
- Perform other duties as assigned.
Education And Experience
- High school diploma or equivalent.
- At least three years of experience in property management or related field.
- General maintenance and carpentry skills.
Skills And Requirements
- Valid driver’s license, clean driving record, auto insurance.
- Proficiency in English reading, writing, and comprehension.
- Ability to use office equipment.
- Excellent customer service and interpersonal skills.
- Strong organizational and multi-tasking skills.
