Job Description

The position of the Maintenance Supervisor is responsible for maintaining our corporate philosophy during interactions with ZRS MANAGEMENT residents. The primary focus is to assist in resident retention through skilled, efficient, and professional service. The Maintenance Supervisor reports directly to the Property Manager.

The Maintenance Supervisor's responsibilities include:

• Providing prompt and efficient service calls according to policy.
• On-call service as determined by the Property Manager.
• Scheduling apartment turns and vacant unit repairs within three to five business days.
• Performing light electrical, plumbing, carpentry, and masonry repairs.
• Maintaining common areas (sweeping, mopping, vacuuming, trash, windows, pressure washing).
• Maintaining pools and/or Jacuzzis.
• Keeping maintenance shops organized and safe.
• Training maintenance staff.
• Assisting in vendor selection.
• Keeping accurate records of key property information.
• Working with the Property Manager to establish a Preventive Maintenance Program and conducting weekly inspections.
• Inspecting and approving outside contractor work, ensuring insurance compliance.
• Enhancing the property's aesthetic appeal.
• Assisting with budget implementation.
• Supporting other properties as needed.
• Walking move-outs with the Property Manager and documenting damages.
• Reviewing service request reports daily.
• Maintaining required logbooks and ensuring EPA compliance.
• Adhering to Fair Housing laws.
• Ordering maintenance supplies.
• Implementing the Area Assignment Program.

Qualifications

• Valid driver's license with an acceptable driving record and proof of insurance.
• HVAC certification preferred; if required, must be obtained within 90 days of employment.
