Job summary

Drucker + Falk, LLC seeks a Service Manager/Maintenance Superintendent to oversee the physical upkeep of the community and supervise maintenance staff. You will operate all mechanical equipment under the Property Manager and ensure consistent maintenance coverage.

You will train staff, schedule tasks, manage vendors, and maintain safety compliance, budgets, and records, including O&M programs. A strong focus on resident relations and safety is required.

Qualifications

• High school diploma or GED or equivalent required.
• CFC certification preferred.
• HVAC, plumbing, carpentry, and electrical skills.
• Knowledge of OSHA regulations and SDS standards.
• Current driver\'s license.

Responsibilities

• Train and supervise maintenance staff under his or her direction.
• Hire and terminate employees per Drucker + Falk policy and under the direction of the Property Manager.
• Counsel maintenance staff to improve performance and attitudes.
• Establish schedules and assign routine maintenance tasks.
• Maintain 24-hour maintenance coverage and respond to emergencies.
• Train staff on safety and enforce OSHA compliance.
• Conduct monthly safety meetings and document topics.
• Inspect buildings, grounds and common areas for preventative maintenance.
• Maintain inventory, manuals, warranty records and parts.
• Coordinate contractors and obtain bids as directed.
• Use contract labor when cost effective with approval.
• Follow budget and purchasing directives.
• Complete and return Monthly Preventive Maintenance Sheets.
• Monitor O&M programs (Asbestos, Lead Paint, Mold) ensuring staff notification.
