Job Description Summary

Plans, organizes and controls a defined portion of a plannedmaintenance operation for a University campus. Responsible for theoverall long-term and daily planning, and scheduling of a definedgroup's maintenance activities. Establish and maintain an accurateinventory of related, existing building equipment and systems. Thisfocus of this position is the electrical trade. Hours for thisposition are Monday through Friday, 7:00 am to 3:30 pm withreasonable flexibility for operational needs.

Job Description

Essential Duties:

• Provides direction, focus, guidance, support, prioritizationand oversight for a section of a planned maintenance program(electrical).
• Ensures equipment and systems data are entered and maintainedin CMMS; develops detailed maintenance procedures; prepares dailywork schedules; reviews maintenance plan program effectiveness;reviews and compiles predictive analyses or results obtained bymaintenance staff.
• Develops a preventive maintenance (PM) program; maintainsequipment history.
• Verification of parts and/or materials needed for completion ofscheduled work; assembles the planned job package which containsdetailed work order(s), job plan detail by task, safety, labordeployment plan by craft and skill, bill of material, acquisitionplan - parts procurement, required permits, clearances, etc.; andprints sketches, photos, special procedures specifications, sizes,tolerances, and other technical references.

Minimum Qualifications:

• Requires nine months training beyond high school in a relevanttrade and three years of experience in a relevant trade, or anequivalent combination of education and experience.
• Requires a valid driver's license and the ability to be aqualified driver under the Universities MVR policy.
• May require certificate of specialized training for somepositions.

Required Knowledge, Skills and Abilities:

• Knowledge of relevant facility systems, such as electricalsystems, building automation systems, fire alarm systems, plumbing,HVAC, roof systems and building structures or other operationalareas.
• Knowledge of safety regulations and safe work practices.
• Ability to read, interpret, and understand drawings,specifications, sequences of operation, control drawings, and othertechnical data.
• Ability to successfully handle multiple tasks at once, and beable to determine appropriate priorities; must be able to makeindependent interpretations and make appropriate decisions.
• Ability to maintain detailed and complete records ofmaintenance and repair activities.
• Ability to communicate effectively, both verbally and inwriting, to a wide range of persons.
• Skill in interpersonal communication to effectively interactwith university personnel and public (e.g., to answer routinequestions, to explain policies and procedures, and resolveproblems).
• Skill in business application software, to include wordprocessor, spreadsheet, and database programs; must be experiencedin the use of a computerized maintenance management software (CMMS)program.

Working Conditions: Physical effort usually requires considerablewalking, standing, and lifting materials weighing 25 to 50 pounds.Periodic assignments given which entail dealing with modestlyunpleasant situations. Some possibility of personal risk due toaccidents.
