Job summary

The Community Builders, Inc. (TCB) is seeking a Service Maintenance Manager to lead property operations, preserve assets, and provide ongoing resident services. This role combines hands-on duties with leadership to mentor staff and ensure a high-quality living environment.

Based in Philadelphia, the SMM will coordinate maintenance teams and vendors, manage work orders, inspections, and safety with a strong customer-service focus. Weekend/on-call duties apply.

Qualifications

• Leadership and people management experience.
• Proficient with MS Word, Excel, Outlook; experience with Yardi or similar software.
• Excellent verbal and written communication skills.
• Knowledge of Federal Fair Housing Laws is a plus.
• Customer service excellence is required.
• Bilingual abilities are a plus.

Responsibilities

• Supervise maintenance team and vendors/contractors at the community.
• Manage routine and preventive maintenance work orders and unit turns; schedule vendor services.
• Provide training to maintenance staff to ensure policy and safety compliance.
• Oversee cleaning, painting, repairs, landscaping, snow removal and systems work.
• Prepare for REAC/HQS inspections and audits.
• Participate in budget review and cost control with Community Manager.
• Manage capital improvements and vendor contracts; bid processes and project monitoring.
• Maintain maintenance shop/inventory with safety mindset; ensure PPE.
• Be available for weekend work, on-call rotation, and emergency calls.
