Job summary

Vivmark Residential is seeking a Maintenance Manager to lead maintenance operations across our communities in Durham, NC. The role focuses on delivering luxury living by overseeing HVAC, electrical, plumbing, carpentry, and major systems, while upholding safety and regulatory standards.

You’ll manage a maintenance team, conduct on-site visits, and ensure preventive maintenance aligns with Vivmark's high service standards. On-call availability and timely reporting are essential.

Qualifications

• 3-5 years of apartment maintenance or related field with strong knowledge across HVAC, electrical, plumbing, carpentry, and major systems.
• EPA Type I/II Certification where applicable.
• Certified Pool Operator (CPO) certification where applicable.
• 2+ years of people management experience preferred; ability to coach and develop others.

Responsibilities

• Oversee maintenance and preventive maintenance across one or more communities.
• Ensure HVAC, electrical, plumbing, carpentry, major appliances, and amenities meet standards and regulations.
• Conduct on-site visits and coordinate with on-site supervisor to improve performance.
• Manage maintenance team and respond to on-call requests within 1 hour when dispatched.
