KETTLER, located in the District of Columbia, United States, is seeking a Maintenance Manager for their community in Washington, DC. This role involves overseeing all maintenance operations, ensuring high-quality service, and managing staff to exceed resident satisfaction and retention goals.
Responsibilities
- Oversee maintenance projects, including capital improvements.
- Coordinate repairs for property grounds, apartments, and exteriors.
- Manage budgets and administrative tasks related to maintenance.
- Direct property upkeep, preventive care, and maintenance services.
- Maintain accurate service records.
- Coordinate contracted services, monitor vendor performance, and ensure compliance.
- Solicit bids, assess work, and track invoices for timely payments.
- Conduct safety meetings and ensure adherence to safety guidelines.
- Ensure peak operational efficiency of all property components.
- Maintain staffing schedules, including emergency coverage.
- Participate in staff recruitment and training initiatives.
- Oversee maintenance team and perform related duties.
- Inspect the community regularly, recording and addressing deficiencies.
- Order supplies within budget.
- Manage make-ready timelines to minimize downtime.
- Control personnel overtime and perform maintenance tasks cost-effectively.
- Maintain a professional appearance and attitude to foster a service-oriented environment.
- Coordinate daily updates with the property manager on maintenance projects.
- Perform other duties as assigned.
Qualifications
- At least 4 years of maintenance experience.
- Minimum 2 years of supervisory experience.
- Universal EPA/CFC Certification is required.
- Expertise in troubleshooting Plumbing, Electrical, Carpentry, Appliance Repairs, HVAC systems, Boilers/Chillers, Cooling Towers, VAV boxes, and Blueprints reading.
- Valid Driver’s License and residence within 30 minutes of the property.
- Availability for after-hours emergency calls, including nights and weekends on a rotational basis.
- Reliable transportation and a cell phone for on-call duties.
- Proficiency in using a computer.
- Excellent verbal and written English communication skills.
- Physical ability to walk grounds, ascend stairs, lift 60 lbs., climb ladders, and perform other physical activities.
