Position Overview

As a Maintenance Manager, you will take on a rewarding position with an innovative company where hard work pays off and advancement is always a possibility.

Required Experience
  • State Builder’s License and HVAC certification preferred; Valid driver’s license required (no restrictions).
  • Basic computer skills are required.
  • Considerable knowledge of practices, methods, and techniques related to building and facilities maintenance and repair; tools and equipment used in building maintenance and construction; safety standards and precautions.
  • Strong written and oral communication skills; sound problem-solving abilities.
  • Demonstrated leadership skills; ability to train staff on policies and responsibilities.
  • Ability to work well under pressure and enforce safety regulations.
  • Highly organized with excellent attention to detail and ability to follow client directions concisely.
Primary Responsibilities
  • Supervise maintenance staff, determine workloads and schedules.
  • Evaluate staff performance and make hiring or termination recommendations; motivate staff to provide quality service.
  • Maintain facilities in compliance with local and state codes.
  • Manage maintenance activities focusing on cost, methods, and staffing; establish and adhere to budgets and schedules.
  • Provide technical support for maintenance projects; prepare cost estimates and maintain project budgets; generate reports on work order completion rates.
  • Develop and implement policies and departmental goals with the President.
  • Negotiate contracts with subcontractors and inspect their work for safety and compliance.
  • Ensure scheduled preventative maintenance and maintain equipment records; recommend replacements and evaluate new equipment.
  • Build and maintain effective relationships with employees, vendors, and the public.
  • Strive for continual organizational improvement.
Working Conditions

This role involves standing for long periods, effective communication, and physical activity such as walking, handling equipment, and occasional lifting up to 25 pounds. The environment is moderately noisy, with occasional travel required.
