Job summary

Heritage Pointe Communities is seeking a Director of Maintenance to lead the safe, reliable operation of the community’s buildings, grounds, and systems. You will supervise the maintenance team, manage preventative programs, coordinate vendors, and ensure regulatory compliance to protect resident safety and continuity of operations.

This exempt leadership role requires strong organization, collaboration across departments, and readiness to respond to emergencies and outages.

Qualifications

• High school diploma or equivalent; vocational, technical, or facilities-management education preferred.
• Experience in building maintenance and facilities operations involving electrical, HVAC, plumbing, mechanical systems.
• Prior supervisory or team‑lead experience preferred, with ability to assign work, manage priorities, coordinate vendors.

Responsibilities

• Develop, implement, and maintain a preventive maintenance program for the building, grounds, utilities, equipment, and major systems.
• Prioritize urgent work, coordinate outside assistance when specialized service is required.
• Maintain grounds and equipment in a safe, functional condition and identify risks for corrective action.
• Support compliance with life safety, building, fire, environmental, and regulatory requirements; maintain inspections and logs.
• Coordinate emergency preparedness activities and drills in line with procedures.
• Respond promptly to emergencies, outages, or events affecting resident safety or operations.
• Supervise maintenance staff; set expectations and provide training and accountability.
• Plan staffing and daily work to meet community needs within budget; report variances to leadership.
• Promote teamwork and cross-department collaboration to address maintenance concerns.
• Coordinate projects with executives, vendors, engineers, and contractors; provide timely updates.
• Maintain inventories and safeguard property; support procurement within approved budgets.
• Assess need for outside services, obtain quotes, monitor contractor performance, ensure safe completion.
• Keep accurate maintenance records and documentation using designated systems.
• Communicate priorities and risks to leaders to enable prompt decisions.
• Support residents, families, staff, and departments during emergencies with professional service.
