Job summary

Pheasant Pointe by Cogir is seeking a Maintenance Director to oversee day-to-day physical plant operations, safety compliance, and preventative maintenance across the community. You will supervise maintenance staff and coordinate with leadership on bids and budgets while ensuring excellent resident service.

Responsibilities include supervising HVAC, electrical, plumbing, carpentry, painting, and equipment upkeep, as well as on-call readiness for emergencies and adherence to codes and regulations.

Qualifications

• High school diploma required.
• Associate degree or higher preferred.

Responsibilities

• Manage day-to-day physical plant operations and safety compliance.
• Oversee preventative maintenance programs and supervise maintenance staff.
• Inspect grounds and facilities daily to maintain curb appeal and minimize liability.
• Coordinate turnkey work and ensure vacant units are ready promptly.
• Maintain customer service relationships with residents, staff, vendors, and management.
• Work with leadership to obtain competitive bids and manage budgets for maintenance expenses.
• Purchase supplies using standard purchase orders and monitor inventory levels.
• Hire, train, and manage Maintenance Technicians and housekeeping staff.
• Respond to resident and community emergencies and ensure timely resolutions.
• Ensure compliance with local, state, and federal building codes as well as safety regulations.
