Job summary

Ryan Companies US Inc. is seeking an Maintenance Engineer II in Minneapolis to execute preventive maintenance, manage subcontractors, and respond to tenant requests. The role focuses on keeping building systems running smoothly and safely to support tenants and occupants.

Qualifications

  • High School Diploma or equivalent required.
  • Two-year technical degree or equivalent in the operation of commercial buildings and equipment.
  • Must have Universal CFC certification.
  • LEED or SMA/ SMT certification preferred.

Responsibilities

  • Perform preventive maintenance on building equipment and systems.
  • Manage/subcontractor coordination for maintenance, repairs, and projects.
  • Respond to tenant/service requests and complete work orders.
  • Assist with project planning and tenant improvement coordination.
  • Maintain cleanliness and organization of mechanical/utility rooms.

Job Description:Ryan Companies has an immediate need for a Maintenance Engineer II in Minneapolis. Our Engineer II will execute and complete preventive maintenance, demand repairs, general repairs and adjustments to the building systems, equipment and fixtures as required and to the satisfaction of tenant and building owner. At Ryan, we don’t just build buildings – we build stories.What you can expect to do:Perform preventive maintenance tasks and duties on building equipment and systems per scheduled date.Manage and/or assist subcontractors with preventive maintenance, repairs and projects occurring on building systems, equipment or property.Respond, evaluate and complete tenant/service demand requests as orderedWorking with the property manager and lead engineer to ensure:Proper services are provided to the building(s)Project planning and completionTenant Improvement planning and coordinationMaintain mechanical rooms, utility rooms and vacant areas in a neat and clean condition dailyMonitor energy system equipment, adjust set-points as needed, record actions and time associated daily o Ensure Fire/Life/Safety equipment is performing as designedParticipate in on-call, after-hours and weekend rotationComplete Ryan required training and safety programsWhat we expect you to have:Ability to properly troubleshoot MEP system failures and make needed repairs and/or devise workable solutions o Ability to prioritize workload while remaining flexible to a changing environmentComprehensive knowledge of energy management systems o Strong computer skillsExcellent customer service skillsMinimum five years experience in building maintenance or related fieldRegional or local licensing/certifications to operate a buildingHigh School Degree or equivalentTwo-year technical degree or equivalent in the operation of commercial buildings and equipmentUniversal CFC (required)SMA, SMT, LEED certification, others as applicable preferredYou will be a particularly strong candidate if you can:Provide exceptional customer service and exceed expectationsLead by example in line with the Ryan values with staff and co-workersDemonstrate willingness to proactively manage with a “win-win” attitudeBe self-motivated and works well in a “team” environment.
