CWS Apartment Homes is seeking a Maintenance Director to lead our maintenance team across the community, ensuring the property stays in excellent condition and residents are satisfied.

You will oversee daily tasks, implement preventive maintenance, manage vendor relations, and coach staff to deliver high quality workmanship while upholding CWS values.

This role requires hands-on leadership, a focus on safety, and the ability to coordinate across teams and properties as needed.

Qualifications

• High school diploma or GED (required).
• Yardi software experience (preferred).
• Microsoft Office and Outlook software experience (required).
• EPA, HVAC I & II, CPO and local certifications (required).
• Minimum 2–4 years previous full-time work experience in apartment maintenance or related trades.
• Valid driver’s license and current automobile insurance (required).
• Own a basic set of hand tools (required).
• Able to read service requests and communicate with team in English.
• Basic computer skills.
• Adhere to company policies and practice professional conduct.
• Able to travel to locations other than the home property and attend events as needed.

• Complete service requests.
• Maintain inventory and shop organization.
• Perform common area maintenance.
• Lead preventative maintenance program.
• Participate in resident satisfaction programs.
• Communicate with customers, residents, investors, vendors, leadership, and CWS team members.
• Lead and participate in risk management and safety programs.
