We are looking for an experienced facilities leader with comprehensive knowledge of building systems, life-safety requirements, and applicable state and federal regulations. This individual must have a demonstrated history of sound judgment and decision-making related to the maintenance, safety, reliability, and long-term integrity of complex building systems.

The successful candidate will be a proactive and strategic leader who can effectively manage, develop, and hold a team accountable while maintaining a strong command of the operation. This leader will anticipate needs rather than simply respond to them, staying ahead of preventative maintenance, repairs, capital replacements, expenses, regulatory requirements, and projects. Strong ownership, follow-through, communication, and the ability to move priorities through completion are essential to success in this role.

Job Requirements
  • In-depth technical knowledge of building operations, including HVAC, plumbing, electrical, environmental systems, life-safety and emergency systems, preventative maintenance, general construction, and repair.
  • Experience leading maintenance or facilities operations within a large residential, senior living, hospitality, multifamily, or similarly complex campus environment. Experience with apartment-style and single-family residential construction preferred.
  • Demonstrated ability to develop, manage, and ensure completion of comprehensive preventative maintenance programs.
  • Strong leadership and team-management skills, including the ability to establish clear expectations, effectively delegate responsibilities, verify completion, develop staff, and hold team members accountable for results.
  • Excellent organizational and prioritization skills with the ability to simultaneously manage daily operations, emergencies, preventative maintenance, work requests, projects, and longer-term priorities.
  • Strong follow-through and attention to detail, with demonstrated ability to track work through completion, verify results, and proactively communicate progress, barriers, and changes in expected timelines.
  • Strong sense of urgency and an understanding of the importance of timely response and resolution within a 24/7 residential environment.
  • Excellent written and verbal communication skills, including the ability to provide clear and timely updates regarding work orders, projects, equipment failures, vendor activity, timelines, and unresolved issues.
  • Strong customer-service orientation with the ability to interact professionally and effectively with residents, families, associates, vendors, and leadership. Hospitality or senior living experience preferred.
  • Demonstrated ability to independently assess problems, make sound decisions, appropriately prioritize and elevate issues, and take ownership of outcomes.
  • Experience managing vendors and contractors, including developing scopes of work, obtaining and evaluating proposals, monitoring performance, managing timelines, and verifying satisfactory completion.
  • Demonstrated fiscal responsibility, including experience developing and managing operating budgets, controlling expenses, evaluating repair-versus-replacement decisions, and planning capital expenditures.
  • Experience managing capital projects from identification and planning through budgeting, scheduling, vendor coordination, implementation, documentation, and final completion.
  • Strong understanding of asset management with the ability to assess infrastructure and equipment condition, anticipate future needs, and develop proactive short- and long-term repair and replacement plans.
  • Knowledge of applicable building, fire/life-safety, OSHA, accessibility, and regulatory requirements, including required inspections, testing, documentation, and compliance.
  • Strong computer skills, including proficiency with Word, Excel, work-order and preventative-maintenance systems, purchasing systems, and other online business applications.
  • Ability to participate in an on-call leadership structure and respond appropriately to urgent building, safety, and operational issues outside normal business hours.
