Job summary

Mosaicms is seeking a Maintenance Manager to oversee preventive maintenance, safety, and vendor operations for a large community in Oregon. The role emphasizes safety, regulatory compliance, and efficient facility management.

You will supervise maintenance staff and external vendors, develop maintenance programs, and ensure occupational safety standards are met. On-site work, with emphasis on responsiveness and quality upkeep.

Qualifications

• High school diploma or equivalent.
• Minimum 2 years of maintenance experience in a large community, preferably healthcare-related.
• Knowledge of OSHA, ADA, fire safety codes, and life safety regulations.
• Ability to safely operate maintenance tools, cleaning equipment, and safety systems.
• Ability to assist with resident evacuation and ensure environmental safety.
• Excellent problem-solving skills and flexibility to manage competing priorities.
• Experience supervising maintenance teams or vendors.
• Familiarity with state licensing surveys and readiness procedures.

Responsibilities

• Oversee preventive maintenance and facility operations across the community.
• Conduct daily walkthroughs of interior, exterior, and parking areas to monitor safety and upkeep.
• Develop and maintain a preventative maintenance program covering HVAC, plumbing, electrical, and life-safety systems.
• Maintain a maintenance log with all work orders and status updates.
• Oversee contracted services for elevators, landscaping, HVAC, pest control, and other vendors.
• Ensure community grounds, entrances, and common areas are clean, safe, and well-maintained.
• Develop and train staff on fire safety, disaster response, and evacuation procedures per local regulations.
• Conduct regular fire drills and maintain compliance records.
• Maintain survey readiness by keeping safety logs, system testing, and compliance documentation current.
