Job summary

Mosaicms is seeking a Maintenance Manager to lead preventive maintenance and safety programs across a large community. You will supervise maintenance staff and vendors, implement safety procedures, and ensure compliance with local regulations and life safety codes.

The role focuses on HVAC, electrical, plumbing, and life safety systems, with a requirement to conduct safety drills and maintain documentation.

Qualifications

• Minimum 2 years of maintenance experience in a large community, preferably healthcare-related.
• Familiarity with OSHA, ADA, fire safety codes, and life safety regulations.
• Ability to safely operate maintenance tools and safety systems.
• Experience supervising maintenance teams or vendors.
• Ability to assist with resident evacuation and environmental safety.
• Strong problem-solving skills and flexibility for competing priorities.
• Knowledge of safety compliance and readiness procedures.

Responsibilities

• Preventive maintenance & facility operations.
• Perform daily community walkthroughs to monitor safety and upkeep.
• Develop and maintain a preventative maintenance program for HVAC, plumbing, electrical, and life safety systems.
• Maintain a Maintenance Log with all work orders.
• Oversee contracted services for elevators, landscaping, HVAC, pest control, and other vendors.
• Ensure grounds, entrances, and common areas are clean, safe, and well-maintained.
• Develop, implement, and train staff on fire safety and evacuation procedures.
• Conduct regular fire drills and maintain compliance records.
• Maintain readiness by keeping safety logs and compliance documentation current.

• Maintain a Maintenance Log with all requested and completed work orders.

• Ensure community grounds, entrances, and common areas remain clean, safe, and well-maintained.
• Safety, Compliance & Emergency Preparedness
• Develop, implement, and train staff on fire safety, disaster response, and evacuation procedures per local regulations.
• Conduct regular fire drills and maintain compliance records.
• Maintain survey readiness by ensuring safety logs, systems testing, and compliance documentation are current.
