Job Overview

We are seeking an experienced and hands-on Maintenance Director to oversee the maintenance, safety, and physical condition of our assisted living and memory care community.

This position is responsible for the day-to-day operation of the building and grounds, including preventive maintenance, apartment readiness, repairs, vendor coordination, life-safety systems, inspections, and general facility upkeep.

The ideal candidate is organized, responsive, mechanically capable, and comfortable working directly with residents, families, employees, vendors, and community leadership. This is a highly visible role that plays an important part in creating a safe, comfortable, and well-maintained environment for residents and staff.

What You’ll Do

Building Maintenance & Repairs

• Oversee the daily maintenance and repair needs of the community
• Perform and coordinate routine repairs involving plumbing, electrical, carpentry, painting, flooring, appliances, fixtures, and general building systems
• Respond promptly to resident apartment and common-area maintenance requests
• Troubleshoot maintenance issues and determine when outside vendors are required
• Maintain a clean, safe, and professional appearance throughout the building and grounds
• Inspect resident apartments, common areas, offices, mechanical rooms, and exterior areas for maintenance concerns
• Ensure maintenance requests are documented, prioritized, and completed in a timely manner

Preventive Maintenance

• Develop and maintain a preventive maintenance schedule for building systems and equipment
• Complete routine inspections and required maintenance on HVAC, plumbing, electrical, emergency systems, and other building equipment
• Monitor building systems for performance issues and coordinate repairs as necessary
• Maintain accurate maintenance logs and inspection records
• Track recurring repair issues and identify long-term solutions
• Help extend the useful life of community equipment through proper maintenance and planning

Apartment Turns & Move-Ins

• Coordinate apartment preparation for new resident move-ins
• Inspect vacated apartments and identify required repairs, cleaning, painting, and replacement needs
• Ensure apartments are completed according to community standards and established timelines
• Coordinate with Housekeeping, Sales, Business Office, and community leadership regarding apartment readiness
• Verify that apartments are safe, clean, functional, and ready for occupancy
• Support resident move-ins and room changes as needed

Life Safety & Compliance

• Support compliance with applicable fire, safety, building, and assisted living requirements
• Maintain required records related to inspections, testing, and maintenance of building systems
• Coordinate required inspections and service for fire alarms, sprinklers, emergency lighting, generators, elevators, kitchen systems, and other life-safety equipment as applicable
• Conduct routine safety inspections and promptly address identified concerns
• Assist with emergency preparedness activities and required drills
• Maintain clear access to exits, mechanical rooms, electrical panels, and emergency equipment
• Report significant safety, structural, or mechanical concerns to the Executive Director promptly
• Support survey, inspection, and audit preparation as needed

Vendor & Contractor Management

• Coordinate outside vendors and contractors for repairs, inspections, and projects
• Obtain quotes and assist with selecting vendors when necessary
• Monitor vendor work for quality, completion, and adherence to community expectations
• Maintain vendor contact information, service agreements, warranties, and maintenance records
• Review invoices and confirm work was completed before approval
• Coordinate larger repairs and capital projects with community and corporate leadership

Grounds & Exterior Maintenance

• Oversee the appearance and maintenance of community grounds and exterior areas
• Coordinate landscaping, snow and ice removal, pest control, and other exterior services
• Monitor sidewalks, parking areas, entrances, lighting, and exterior building conditions
• Ensure exterior areas remain safe and accessible for residents, visitors, and employees
• Address seasonal maintenance needs in a timely manner

Team Leadership & Operations

• Supervise maintenance employees when applicable
• Assist with interviewing, hiring, training, scheduling, coaching, and performance management
• Assign daily work and monitor completion of maintenance tasks
• Maintain appropriate inventory of tools, supplies, and commonly used repair materials
• Monitor maintenance expenses and support budget management
• Participate in community leadership meetings
• Communicate clearly with residents and families regarding maintenance concerns and repair timelines
• Work collaboratively with Housekeeping, Dining, Wellness, Sales, Business Office, and other departments
• Support community events and operational needs when facilities assistance is required
• Complete additional duties as assigned

What We’re Looking For

• Previous experience in building maintenance, facilities management, property management, construction, or a related field
• Assisted living, senior living, healthcare, hospitality, multifamily housing, or commercial property experience is preferred
• Strong working knowledge of plumbing, electrical, carpentry, painting, HVAC, appliances, and general building repair
• Previous supervisory or facilities leadership experience is preferred
• Experience managing preventive maintenance programs and outside vendors
• Strong troubleshooting and problem-solving skills
• Ability to prioritize urgent maintenance and safety concerns
• Strong organization and follow-through
• Ability to communicate professionally with residents, families, employees, vendors, and leadership
• Basic computer skills and ability to maintain electronic work orders, reports, and maintenance documentation
• Ability to work independently and make sound decisions
• Dependable attendance and punctuality
• Ability to respond appropriately to urgent building or safety concerns
• Valid driver's license may be required based on community responsibilities
• Ability to successfully complete required background checks and employment requirements

Physical Requirements

• Ability to frequently stand, walk, bend, kneel, crouch, climb, reach, push, and pull
• Ability to safely lift and carry up to (physical requirement) pounds
• Ability to use ladders, hand tools, power tools, and maintenance equipment safely
• Ability to work both indoors and outdoors in varying weather conditions
• Ability to access mechanical rooms, utility areas, crawl spaces, and other building areas when necessary
